WESTPORT–A two-acre chunk of the storied Kowalsky farm is now the site of a new custom-build manor, one of only three homes planned for the 12-acre property.
Some context here: in 2022, the Kowalsky family abandoned plans to subdivide the property into six two-acre plots. Later that year, Wildflower Haven (controlled by Westporter Shonda Rhimes) bought the property for $5.9 million. In January 2026, Westporter Marc Lasry bought the property for $7.0 million. According to several sources, the Kowalsky family had owned the property since the 1940’s.
Today, Coastal Luxury Homes has been appointed as the builder of the first custom-build house on the property.
Though the marketing materials for the property show a contemporary Colonial house, “someone could come in and build whatever they are dreaming,” said Jaclyn Picarillo of the Higgins Group.
Picarillo is co-listing the property with Brett and Jenn Lieberman of Riverside Realty Group. Brett Lieberman said that many prospective buyers are “really educated” on the process of building and restoring houses. Lieberman added, “Joe Feinleib at Coastal has a design team that can realize the house you are dreaming of. The sky’s the limit.”

The Riverside marketing materials for the new house call it “Clapboard Hill Road (New Build).” The spec house is a large contemporary Colonial, with 7,200 square feet of living space, six bedrooms, five bathrooms, two half-bathrooms, three-car garage and patio.
But, you can build whatever you want.
According to Feinleib at Coastal, whatever is built on the plot will have to comply with Westport’s zoning, conservation, health and flood / erosion control rules. In his experience, it takes two months to design a custom home of this magnitude and 12 to 16 months to go from breaking ground to move-in.
Feinleib has built more than 150 homes in Westport over the past 22 years. He is familiar with the town commissions that oversee new buildings and says “I know them very well and they are reasonable.”
The Greens Farms neighborhood is not only Westport’s oldest neighborhood, but is arguably its most iconic. The area–with its own train station–is hilly and bucolic, with stately homes on well-tended plots with large trees and a lot of manicured space. Its current and former residents include influential financiers, well-known media figures and home management icons.
The two other lots on the Kowalsky property occupy 2.2 acres and six acres. The six-acre lot is spoken for and another customized house will be built on the 2.2 acre lot.
