WESTPORT — Applications to alter a house to FEMA compliance and completely replace another at Saugatuck Shores are before town land-use agencies.
One would replace the house at 5 Sea Spray Road, a 5,153-square-foot structure built in 1984 on 0.51 acres. It fronts Sea Spray Road and at the rear borders the Cedar Point Yacht Club’s boat basin.
It sold for $3.15 million in June 2005, but last sold for $1.7 million in August 2016, according to town land records.
The applicant is Bryan Nesteriak of B&B Engineering. It would be a new single-family residence with a driveway, walkways and deck extensions.
It is pending with the Conservation Commission because the site is within the town’s Waterway Protection Line Ordinance area for the Saugatuck River. The Flood and Erosion Control Board approved the project at its Dec. 6 meeting.
The other application in the coastal neighborhood is to bring the 3,422-square-foot house at 43 Bermuda Road into Federal Emergency Management Agency compliance, with other alterations. It was built in 1963 on 0.42 acres.

It needs variances from the Zoning Board of Appeals for front setback, height and coverage. The application says the property is an existing non-conforming lot.
The applicant is Philip H. Ceronne on behalf of Brian and Renata Senatore, who bought the property in October 2015 for $1.2 million.
While not replacing the structure, they seek permission for significant alterations in addition to bringing the existing grade level into FEMA compliance. They seek a new second floor, entry, decks, roof replacement and reconstruction of the first-floor walls.

The ZBA meets next on Jan. 9, but an agenda has not yet been posted.
