WESTPORT–The Gables of Westport has sold the first of its 13 luxury housing units off Post Road East and potential buyers have their eyes on others, said Todd Gibbons of the Boost Real Estate Group.

“We have a lot of interest in two others,” Gibbons said Thursday outside the two white, gabled buildings that hold eight townhouses. At the end of a drive, perpendicular to the townhouses, sits a third structure that will hold five flats when it is completed, expected in late November or early December, Gibbons said.

Set back from Westport’s major artery at 785 Post Road East, the development from RPM Homes, Inc., is located two miles from the Greens Farms Train Station, and within two or three miles of many restaurants, beaches and attractions such as Sherwood Island State Park and the Westport Country Playhouse.

Designed by Vita Design Group, the homes feature open floor plans with a clean look that includes white granite countertops and six-inch-wide white oak flooring. Nine-foot high ceilings, with expansive windows and sliding glass doors, bring natural light into the spaces. Kitchens feature amenities such as soft-close drawers and Bertazzoni appliances.

 “Our clients have asked over the years for something that is nice and high quality, but not too large,” said RPM Home President Ryan Moran. “The Gables enabled us to deliver on the need for this type of housing. We really wanted to provide an in-town living experience where people could walk to shops and restaurants. The town’s efforts to install more sidewalks along the Post Road have been fantastic, and we see the volume of people walking on the sidewalk past The Gables increasing every day.” 

Moran and his wife, Adele, live in Westport; she is a Staples grad.

Oversize garages are EV-ready and contain mechanical equipment such as hot water heaters so that they can be serviced without entering the home. With a camera security system controlled remotely, the homeowner can open the garage to allow a delivery while at work or on vacation.

The development includes three affordable units – one townhouse and two flats – that remain under construction. Pricing has not been set on them, Gibbons said.

Affordable units to come

On July 2, the Planning and Zoning Commission debated a proposal to meet the development’s state requirements for affordable housing by creating units off-site. Unable to resolve differing opinions of the idea, the commission postponed a vote to the July 28 meeting. But Richard Redniss, who submitted the proposal on Moran’s behalf, pulled the request with an eye toward bringing it back at a later time.

“We look forward to a fresh start and a chance to make it clear that having the PZC option of superior offsite affordable housing is a valuable tool in the Zoning toolbox that benefits those in need,” Redniss wrote to the commissioner on July 28.

Butterflies

Outdoors native plantings and a pollinator garden at the development are intended to promote a healthy environment. Moran and his wife Adele “personally placed each individual plant and tree,” Gibbons said.

“My wife and I love the outdoors and gardening and we want The Gables of Westport to have fabulous green spaces,” Moran said.

 A strip of land above a wall behind the outdoor area is planted with milkweed, which attracts monarch butterflies.

“It didn’t take long,” Gibbons said. “A lot of monarchs fly around now, which is nice.”

As a final piece of the project, a two-story, 4,000-square-foot commercial-retail building will rise on the street front. It is expected to be completed next spring.
